The kitchen, and the bathroom are the main points to attend to.

You should also consider the exterior paint work, and the gardens, especially the front.

People make a decision on a property within 30 seconds, and that is what it looks like from the outside. Once you get them in, a well thought out kitchen, and a new clean bathroom will sell it.

For sure a fresh coat of paint on the outside. Curb appeal (first impression) is still the most important factor according to real estate agents in Vancouver. Next up is kitchen and bath.

Kitchen and bathroom should have at least one show piece to give the wow factor, i.e, a roll top bath, range cooker. But stick to something that keeps in keeping with the style / value of your house. Paying that extra few quid on just two items will make potential viewers remember your house. I'm a builder currently doing this with my house.

Also, decorate all rooms in plain pastel colours, they look nice, and present a blank canvas to potential buyers.

Kitchen and bath. If those are good upgrade flooring. Put in dual pane windows if they are not there already. New roof.

New grass is good too.

Pools do not increase value at all.

most wives will make the final decision -- i would say the kitchen and baths need to be first on the list. next anything that will help keep costs down like double paned windows.

pools will take the value down and reduce the number of buyers interested in your home.
