Have her talk to a foreclosure attorney

Wish you gave us more information like - Foreclosure? Falling behind in payments ?? State is taking it away because of not paying taxes ??

Sell the house before the bank takes it ...

OR

Refinance the house ... Once she refinance the house then she can always sell the house or rent it out to someone else more than what the mortgage is ...

OR

You can be a sweet friend and help out catch up the payments as soon as possible ...

OR

She sells the house to you and she pays mortgage (THAT'S going to be a BIG TRUST between you and her) And you can always sell the house back to her in a year or two ...
