I assume that I will rent a house from an estate agency, and I might let it all to somebody else...

I won't stay in the property itself.

is this legal in UK?

Sure, as long as the landlord has approved the sublet. I've done it 3 times in the UK. Do bear in mind that you remain primarily liable for the payment of the rents so if your tenant does not pay you, you still must pay the landlord.

Absolutely not- you would be in breach of your tenancy agreement and could end up in some very deep poo indeed.
