Found a very nice blond hardwood floor under my nasty carpet. Almost perfect condition except for 2 areas. One looks to be a pretty bad water stain the other a pet stain. I'm already planning on sanding the whole floor but the wood in those two ares feels really dry. I've her from a few people to just mop the floor with mineral spirits and put extra on the damaged ares. Will that be enough to "re-hydrate" the damaged areas? I probably won't be sanding the floor for another month.

It is a hard question to answer without seeing the damage. I recommend hand sanding over the spots before you start the whole floor. If you get the stains up, good. If not, look to replace the damaged boards. Maybe you have a closet or corner where you can salvage and use some undamaged boards.
