I co-signed for my brother and his wife and the apartment is infested with insects and people still things off your car at night. In the lease it states there is a pool and it is not open and summer ends in a few weeks. I need to end this lease can anyone tell me what I need to do

you will need to give one months notice , this will get you out of the lease , but the problem is , if the agency do not find anyone to take over the lease then they can make you pay for the lease until your tenancy agreement ends , if they dont find another applicant or tenant .
the insects , this is a problem which the agency should be fixing for you , call up the agency and get them to sort this out , if you are in australia , this is a human right , as is problems with your hot water system , and things which lower your living standard , get onto it quick , or you will be pushed aside , the problem with criminals in the area , can not be fixed or aimed toward an agency , this is something which you will need to work out , if you are co-signed with your brother and wife , you are all locked in , to the duration of the tenancy agreement , the lease matters to the pool , are true , but they are limited in the discussion in your agreement , therefore there is nothing you can do , it does state there is a pool , and tehre is , but it doesnt state the downside to it's availiabilty , this isnt worth the fight , try the months notice , in writing to the agency , and then stay in the house until the agency finds new tenants , then seek accomadation elsewhere

You have a "few" questions.

The first thing is, you co-signed for your brother and his wife and the purpose of you co-signing is to pay if they don't, it gives you no other stand to say whether or not they will live there, continue to live there, and no right to cancel any lease.

If it's infested with insects then buy them a few cans of Raid foggers. If people steal things off cars at night then have them call the police if they see things like that or make sure they have good insurance on their car and a phone to make calls to their insurance man. Pools aren't a guarantee they are a benefit only. Maybe something is wrong with the pool, something unexpected. As noted above, you have no authority to end this lease. What are your brother and his wife saying? They can't end the lease either unless the owner of the apartment agrees and more than likely they will not agree but they will only fix things (if it's a bad situation like no running water, or maybe ac in the summer and heat in the winter). If your brother and his wife just up and leave then they will owe the balance (if they had a year's lease then they will owe a year's worth of money, and if they don't pay then you will be stuck with the bill...and I don't think you want that).

Your legal position in this lease is nothing more than a guarantor if your brother fails to make his payments. Any termination of lease is between your brother and the landlord.

As another poster stated, an operating pool is a benefit, and the fact that it is not open is not grounds for lease termination. If there are insects, the landlord should be notified relative to extermination, if these are cockroaches or similar. The landlord is also not responsible for the safety of cars during the evening. That is a job for the local police.
