My landlord owns a 2 unit duplex. The units are only joined at the garage (i.e. each unit has it's own garage). Other than that, there is no physical connection, but they do share a common driveway. Is it possible to parcel one unit as a separate property and sell it?

The answer to that lies in municipal ordinance. Most duplexes cannot be thusly separated because they would be joined directly at the lot line, and municipalities normally have lot line 'setbacks' which would prevent this from occurring. If the duplex is relatively new, the municipality allows zero lot line development, and the structure was built under such an agreement, then it may be possible.

As well, your municipality may require a specific type of 'fire wall' separating the area where the structures join. Lack of such a fire wall can also create problems in obtaining homeowner insurance, if you are able to separate this thing legally.

You will need to check with the city zoning department to determine the answer to your question.

Not normallly can you simply make up a deal with the owner to do what you are asking. While there are many zero-lot line homes that are built very similar to a duplex, the zoning and requirements are different. You will need to check with your town or county to see what you will have to do to correctly divide the property between the units. Building codes and zoning are two issues that will come up that may influence whether they will approve this type of change. The biggest problem I see is getting the paper work done and approved in such a way that a bank will actually lend you the money for this 1/2 of the property.

No it is not possible to buy 1/2 of a duplex. It would be like sell 1/2 of a house. The current mortage on the prop is based on the total value of the prop. Also there is only one parcel number and you can not separate the property due to zoning. Unless the current owner owns prop out right and could get it re-zoned for condos, then you may be able to pull it off.

It is possible, but it depends on how the land was platted. Each apartment in most duplexes are intended to be separate properties. However, there are some that are not. You can check the plat at you clerk of courts' office. If each individual apartment is designated as its own lot, then they may be sold separately. If each duplex is one lot, then the apartments are not able to be sold separately.
