I'm 61. Been there. I benefited from a government program back in the late 1970's that paid the interest on our traditional bank loan. The amount they assisted us with depended upon our income, with the subsidy dropping as our income increased. It was called the "235 Program." Of course, I have no idea what the "real" name was but it sure helped us out. I believe that we need a genuine housing bill to help folks like you right now.
There were certain things that we had to do to qualify besides have a "lower, not low" income. One was to have very little in outstanding debt. Why do you have a car payment? Think about that. What kind of credit card debt do you carry? Why is that? You and your wife are making a good deal of money. It isn't that the amount of money you are making is too little, it's likely that the managment of your resources is immature. You must avoid impulsive purchasing. Sell your expensive car, buy one that will get you from point A to point B. Get your kids clothing at yard sales. Kids aren't wearing out their clothing, they are out growing it now. Shop in wealthy neighborhoods. You will be amazed. Cook more of your food from basic good ingredients. Don't purchase prepaired foods like frozen packages of double baked potatoes and packages of prepared chicken nuggets.
There are a lot of things you can do to save money. FIRST pay your existing bills.
Good luck. It's a long life. You don't have to have all the goodies right now. Give yourself a chance to work for those things that will make a difference in the long run, not satisfy some immediate ego trip. That's called maturity.

How's this for an idea? Every American gets a free house, a free new car every five years, free child care, free health care, free formal education, and anything else the government thinks you need. The trade off is that everybody has to work and nobody gets a paycheck. Of course, that free house is going to be a cracker box, the car may or may not run, you'll have to wait for months to see a doctor,etc. It's called "SOCIALISM" and if the democrats have their way it's coming to America.

Honestly, i don't know how people are able to afford to buy a house these days. The prices are outrageous. When we bought our house 11 years ago, we barely qualified . I'm glad we got in the market when we did. Do you have any rich relatives you can borrow money from? Or, if you have RRSP's, you might be able to use your investments/RRSPs as collateral to qualify for a higher mortgage and use the extra $ to pay off other debt. Hope this helps.

Mr. Howard must provide cheap houses and cars to be finance through loans so that the people will not be burdened. Government subsidy is needed to finance the loans.

One thing you could do is have your wife stay home with the kids. That eliminates child care costs. Maybe our oil loving government could come up with more alternative fuel so we do not have to rely on high fuel prices.
