im trying to sell my townhouse without a professional

If you have no real estate knowledge, then it will be difficult but not impossible. If you are willing to do the work and research a little, you can sell your home yourself. Remember that selling a home is not easy and extremely time consuming especially in the current state of the real estate market. If you have very little time and an inflexible schedule, then I would recommend getting a realtor. If you do have the time and some money to spend on advertising, then give it a shot. You can always get a realtor later if it doesn't work out. I once had a seller call me and asked me if I could talk to some of my pre-qualified clients. There is nothing worse then agreeing with a buyer and finding out later that they did not qualify for the loan to buy it.

The housing market is really bad right now. It'll be hard enough to sell it with a Realtor. There is a company called Help-U-Sell and they will list your property in the MLS but you do everything else and then you just pay them a flat fee of $5,000 when your property sells. I tried that and after 6 months my condo still didn't sell so I hired a Realtor and she sold it within a couple months. Normally, I'd say there is no need for a Realtor when selling your house but in this market, you'll need all the help you can get. Good luck.

Something like 95% of For Sale By Owners eventually list their property with a Realtor. This is because they think it's easy, try, fail, and learn that the professionals are worth far more than what their paid.

Save yourself the time, hassle, and 6 wasted months of mortgage payments trying to sell on your own. Hire a Realtor now.

Why? Do you want to prequalify the potential buyers? Do you know HOW? Do you want to be there to show it each time someone wants to see it (or miss the opportunity if you can't leave work/school to do so)? Do you want to deal with such a large investment and not know the law, the forms, the methods? This is definitely when you DO want a professional. You go to a licensed doctor for medical, you go to a tax professional for help with your money, you would have a licensed attorney help you with legal matters. Wouldn't this be a good use of your time and money to use a Realtor here? Just wondering.... doing everything ourselves it not always the smartest move we can make.

One thing you may want to check out is www.zillow.com. here, you can call up your own house and see what it is worth (estimate only). Then you can post a notice that you would like to sell your house. Zillow is becming more and more popular as a resource for people trying to find properties in specific locations.

Do what a Realtor would do. Put up signs, take pictures, make flyers, advertise, hold open houses, get internet exposure.

find a a lender who offers for sale by owner. you sell the home and they get the financing. Most fisbo lenders will provide the signs for your yard.
