I have a property located in rural Louisiana and I am having difficulty finding someone to rent it out.

Contact HUD, the rules are very strict and the tenants not always good. Good Luck.

Well I live in NJ and here is what I had to do.
The local housing authority checks the property and signs off on it.No flaking paint etc. Then you advertise the place.
BEWARE sect.8 tenants can be a troublesome lot. I had a woman with 2 small children,she was functionally illiterate. However she was very knowledgeable about the law and sect.8 housing.
You will probably end up with a single mother w/children.Be prepared for a dysfunctional environment.
I found myself fixing broken windows,unclogging drains patching holes in the walls etc. Be shore to get your security deposit! Once in a sect.8 tenant may have the sympathy of the court should you have to evict.I will be homeless my kids etc. Some sect.8 tenants are good,don't mean to be overly negative here,but it is up to you to separate the wheat from the chaff

be very careful doing this, you can go to your state of city website you should be able to get info there, or you can call your local court house and they can point you in right direction.

we are in property management, and do not take tenants with section 8 (for good reasons)

but if you do go with this, make sure you go ahead and check out the credit and criminal records prior rentals etc...even if you are getting 80% of rent from state, you need to know who will be in your house. make sure you know who will be living in house, they tend to say husband and wife and the whole family moves in. have neighbors help in letting you know if they see or hear anything going on.

don't get me worng, I have heard of some case where this works to tell the truth not many. sections 8 tenants need a home like everyone, but they need to take care of it.
