Is there a good website that lists all forclosure properties, or even auction homes but i cant tell which listing sites are legit and wich ones just collect a fee for public info, and is there a government listing for forclosures ,,,,,,,,,,,,you get the idea of what im looking for, reliable cheap info, can you help?

Go to your county clerk's website and see if they post it online. Where I am, the upcoming 30 day's worth of foreclosures are posted. They include the name of the homeowner, the name of the lender, and the dollar amount that the lender's agent will drive the bid up to.

Usually you can take the owner's name and go to the property appraiser's website and find out the physical address, square footage, age of the home, etc.

All of this info is part of the public record. You do not have to pay for any of it.

Houses which have already gone through the foreclosure process and are now lender owned are generally listed with real estate brokerage firms for disposition. You can find them by asking a local agent to find them for you.

If you are looking to purchase before foreclosure (sheriff's sale, etc.) you will need to contact each county in which the properties might be located. Some counties have their pending sales listed on their websites, and others are not so accommodating. It's a hit and miss proposition. You're best off to observe the newspaper notices which are the first sign that a property is headed for foreclosure. All states require such public notice prior to any such sale occurring.

The two websites that we have researched that appear to be the best in providing information on foreclosures is realty trac and foreclosures.com and you do have to pay a fee. We can't recommend any one needless to say but those two seem to be right on the ball. The government sites that list all the government foreclosures are these:

The best way I have found is an agent. they will take some info from you and when a house comes up that meets your needs, the mls list forwards it to you. I also have seen a lot of them on Realtor.com there the "as is" or "corporate owned" units.

Go to your county office and tell them you want to search foreclosure properties.
