if you get an inspection by a good company that stands behind their inspections then if anything happens and it didn't come up in any of the reports but the HW company tried to say it was preexisting then you can go back to the inspection company.
BOTH are REALLY good ideas! Also, it will pay to get the upgraded HW if offered that will cover more items. Especially anything mechanical - air con - home filtration system - trash compactor etc.
When it is time to renew - RENEW! The cost of a HW is alot less expensive than paying for repairs on separate items. The benefits of HW out weigh not having them for the price.

Most companies selling home warranties will require a home inspection - they would like to know what they are dealing with. Some of this companies will do the home inspection by themselves and at no costs for you, some will ask you to order and pay for it and some are choosing the golden middle and pay you back when you buy the warranty.

You should always get a home inspection, even if you buy a house "As Is". You never know what may be hiding behind the walls, in the attic or basement. Home warranties "usually" on cover appliances, heating and air conditioning, plumbing and some electrical work. They do not cover roofs, mold in the walls and structural problems.

YES!!!!!!!!!!!!!! Get a home inspection. There is plenty your warranty will not cover. The only way to know that the home is not falling in around you is a home inspection. Realize they will only comment on visable issues but good ones will take the cues from that and comment on the potential for other issues. For instance, if flashing is missing around a fire place chim. it could be a sign for other roof issues.
Also, insist on a termite inspection.

Absolutely. A home warranty doesn't cover EVERYTHING which might go wrong with a house. Generally, they are limited to mechanicals, such as water heaters, furnaces, air conditioners and the like.
You need to know if the structure is solid and free from defects in that regard. No home warranty is going to cover rotted wood, as an example.
