Thinking of buying a house in Greenville NC and don't know how insurance companies would assess the flood risk.

the best way to see if you are required to carry flood insurance is to check into the "100 year flood plan" for the area you want to move to. Most insurance companies and lenders go strictly with those guide lines. In our area in Florida, this plan is published in the phone book, i am sure the in NC it is published somewhere, easy to access as well. And you can always talk to a local insurance company, they will tell you.

Flood risk has nothing to do with proximity to the coast. There are coastal properties that are located high on a bluff that have no negative flood designations. You can find out about your flood designation by going to the city and checking out the flood maps. But... unless your property is on a lake or a river it would not be considered coastal. The flood map site given above is a great site and its free. Check it out.

I believe they measure it in distance from tidal water, which can be from the coast, or from the regular banks of a river that gets some effect from the tides. It's unlikely that it could be that far inland.

You actually don't have to worry about flood risk much. Only the federal government sells Flood Insurance, and you can't get it if you aren't in a Flood Plain anyway. I think you're wanting to know about Hurricane protection.

My insurance company deems any property within 1 mile of water as coastal.

Flooding can, of course, occur far from the ocean. I saw on TV there was flooding in the Phoenix area recently, and they're pretty darn far from the ocean.
