Ask for a Mutual Release from the Agent and/or his Broker.

If you are unhappy with their service, then it behooves them to let you out as it could cause them "bad P.R." in the community.

Okay, you may want to check with a lawyer on this, but here is my understanding.. In my state, it is mandatory to have a termination date on the contract No matter what an agent tells you, you can terminate a listing agreement at any time with him. There should be a standard form put out by your state's real estate commission that will let you do this Look very closely at the listing agreement.. some agents will put a clause in the contract that if you try to terminate the listing before it expires you may owe them money As I've said before.. thats how it works in my state. You may not have to go to court, but you should at least talk to a lawyer and see what your options are. Hope this helps!

Wait for the contract to expire, or ask the realtor nicely if you can back out of your agreement, unless they are making absolutely no effort to sell your place, you are at their mercy for ending the listing early

have a lawyer look over the contract and see if there is an out for you otherwise you could be stuck until it expires. you may see if you can take it off the market for a certain number of days if that could break the contract too. be sure next time you understand what you are signing and what you get for that contract.

call the broker and talk with them about any problems,

if you just want to take your house off the market should not be a problem.
remember, don't hire another agent and have that agent reduce the price.
give the agent you have a chance if that is your plan.
the next agent is not going to do any more than the one you have. most sellers think agent shopping is the thing to do and a solution to your problem of you house not selling
you need to look at your home and make sure it is seller ready, paint, carpet, clutter, or to much furniture, location.
take the lowest in your area and price yours in line or under that one if you really want it sold.

Ask them nicely and they may let you out of it. However, if you think changing realtors is going to make the house sell, you're probably wrong. The only thing that sells houses is P-R-I-C-E... no matter who has it listed.

You can withdraw your listing, but you need to have a valid reason to do so...like they are not marketing your home effectively or you can't reach them within a reasonable amount of time when you attempt to contact them... give the realtor a chance to rectify the situation, though...

You have signed a valid binding contract. You cannot break it unilaterally. Both parties must agree to terminate the contract.

You do not indicate why you want this contract broken.

Call her broker.

Your contract is with the company NOT the agent.

The agent works for the broker.

You signed it - you're probably stuck with it until it expires unless they're willing to let you buy it out.
