Have you contacted him? Make sure you put it in writing so that if any problems ever come up later. If he doesn't respond promptly and they are problems that will result in further deterioration of the property, I would fix it myself and include a bill reducing the amount from your rent. If these are minor repairs then I would fix them my self. Just take a note of this and maybe pictures of these items that are broken. If you need to buy new hinges or any thing that will cost you, save the receipts and let the landlord know you will be sending him a copy and deducting the amount from your rent. I would also ask for another copy of the lease, since it's lost. If something major is broken, then I would see to it the landlord get on top of it right away. Good Luck!

First of all, there is absolutely no reason why she needs a copy of your social security card. Second, since you requested the repairs and you want them ASAP, she shouldn't have to make them on your schedule. In all of the years that I've rented an apartment, I wasn't home for most of the repairs. The dog should be in a little cage when you know that the workers are coming. And now you just moved in and you want to pay the rent late??? The landlady already sees you as a problem tenant, fairly or not. Maybe you should discuss with her if it would be better if you move out.

Don't fix the stuff yourself. Find the lease. Have the landlord give you a copy of the lease.

Maybe you can take digital photos of the problems and E-mail to him as a record that they were already there when you moved in (so they can't try to say you did it). At the same time, ask if its ok for you to fix in return for some credit against the rent maybe?

Give him a call ask if he wants you to do them and if cost is involved you can include the receipts with the rent. He will tell you if that's a good idea or if he wants to call someone in to do them. But don't expect him to do anything until you call him and maybe even have him send you a letter saying you can fix things or that he will send someone. I know it sounds like you don't trust if you ask for everything in writing but TRUST ME you cant trust landlords unless its in writing. Safer for you.

Just fix it yourself if they are that minor....he will get perturbed if you bug him over stupid stuff...those things are not keeping you from living a normal life in the house....so just fix it....I know a girl that calls her landlord every time a light bulb goes out....and she gets evicted all the time too....My landlord has never received a call from me to fix ANYTHING except when we first moved in and the septic tank needed to be pumped....I feel you should only call for things that keep you from living a normal life! (i.e. plumbing, leaks, major electrical, etc.)

I'm not sure about this but you can look it up, but I think it is your right to give them written notice that a certain amount will be withheld from the rent for a repair but you have to give them something in wrtting.....look it up

Put your rent in an escrow account until sob fixe's it. Make sure he know's what your doing, there's nothing he can do about it but fix the problem's!
