i have been served my 2 months notice of him regaining possession with intention to sell,yet he expects my rent monies and obviously kepping to the tenancy agreement by keeping garden maintained and property tidy etc for potential purchasers until sold!

Every state is a little different, however in every state I lived in the landlord does not have to wait for the tenant to vacate before showing the property. The landlord does have to give notice.

In the UK they have by law to give you 24 hours notice before they can invade your privacy by inspecting the house, bringing viewers round etc.

We had this trouble with our last landlord, its one of the reasons we did everything we could to buy a house (even moving out of the area to the only place we could afford) and would never want to privately rent again. Landlords don't respect their tenants' privacy as a rule!

No,he doesn't have to wait but should make convenient arrangements for both parties..I understand that you're still under obligations but, presumably,he is holding your deposit so it is in your best interest to comply or you will not receive any money back upon your vacating.....
