One of my previous qt came up with a answer to loctae lot pins that are 6inces from ground. Thta pblm is that *** neigbor has been digging along the rightful property line & the proof is maybe now gone. I do have the title deed that show a easement with the utiltity lid suposed to be on my property is that rpoof enough???

Lot pins are not always present to mark property boundaries, and they also get lost for the reasons you note in your question. The simple answer is to hire a surveyor to mark the lot boundary and easement locations, and have them install rebar pins to make the marking more durable.

If you have the cash, just give a surveying company a copy of your deed and have them mark the corners with metal posts. It cost me $300 and they are visible, not under the ground so there is no doubt. I guess you need to find out just how close to the line you can put up a fence and then do it. Or metal detector to see if they are still there.
Only problem here was that my neighborhood is very, very old and was out in the country then. The surveying techniques have improved so that the old markers could be off. The old plat maps have the road on the wrong side of my land. New markers solve the problem once and for all. . .

There is no way they are gone. It's usually a piece of re-bar that is a few feet long and is concreted in vertically. The top will be painted fluorescent colors in most cases. They just cut the rebar off a few inches below the dirt line so you don't hit it with the lawnmower. There is no way your neighbor could have removed them without you guys knowing about it.
