It really depends on your personal circumstances, and what you consider affordable (assuming you are looking to buy, not rent).
Austin is a pretty weird market right now, and it's changing really fast, your best bet would be to contact a realtor. You might want to check out the Allendale, Brentwood, Rosedale & Crestview neighborhood areas. Also, the area east of I-35 around 51st and Manor is going up quickly (they're doing major redevelopment at the old Mueller Airport site, and that whole area around it is going up).
I think the schools are probably still lagging behind the housing boom in some of these areas though, so that is something else to consider if you have kids.
If those areas aren't affordable for you (and they aren't for a lot of us), you'll probably have to go further out. The only area that is close to downtown that is still affordable is East Austin, but it is still a far way from being a nice neighborhood, and it's hard to find a house that isn't sold already.

Hello, it's me again. Lolo Lala. I do have to inform people about Austin and TX in general. Austin is VERY expensive. Lived there for the looooooooooooongest 9 years of my life. What a waste. Nowhere in Austin is affordable. Property tax anywhere in Austin will kill you. It is so bad that elderly people can't afford to keep their homes that they worked for their whole life because the selfish, greedy city over taxes everyone. How do I know this? There was a human interest story on the news waaaaaaaaaay back in the late '90's that stated this fact. Rents are high there because the landlords are being taxed to death and have to pass this on to their renters. Economics 101.
Also, too hot, nothing to do, school system is horrible, and yes those Texans think that Texas is God's gift to the world. Hence THEIR slogan. "Texas, it's a whole 'nother country." I am entitled to my opinion from first hand experience. Thank you very much.

I know I'm not exactly answering your questions completely, but I will tell you what I know. My brother-in-law and his wife have lived in the Austin area for several years. They moved to a little suburb called Kyle. They apparently enjoy living there because they have been there for at least four years. They have bought a nice house in a nice sub-addition and have had their first child just this passed December. She drives into Austin for work everyday, so that tells you it's not too far away. Personally, I'd opt for a place outside of the city. I'm not a "City Gal". Being from where you're from, you might not mind living in the city. My husband and I have visited Kyle; it seems like a nice little community.

Sorry but Affordable and Austin just don't go together anymore. months ago I started out looking for a 3-2-2 in the range of $200,000.00 3 months later we settled on a home that cost 280,000.00. You really need to do you own homework when shopping in Austin. The Agents here are like the gate keepers if you can get your agent on the phone changes are all they are going to do for you is open the door as you pray that the house doesn't have a contract on it already. I live in Austin. The two terms are largely mutually exclusive. There are a number of factors to be considered: kids & schools; how much do you want to spend; if you have jobs, where are they located?

um try the south used to live in austin. area code or watever 78736, 78749, 78745, 78739, 78704. are tight as **** really 49,04,45, are the best in the south really its 04 theres south lamar tons of **** to do there, theres south 1st lost of stuff, south congress., its close to i 35 and 290 to major sources of transpotration, it has barton springs, riverside. which goes to east of i 35. its just freacking tight. and yes ur probally a good mom watever not wanting ur little kid if u got kid or kids to have a bad life not get involved in any **** well then choose like some 49 or 36 something like that., west austin like westlake is nice to. or west of mopac theres terry town area which is nice though if u have kids then u want ur little good kid. and wat u some really conservative im conservative im rebluican for the most part. and u might think o4, or ,45 is bad but its not there wanabee ghetto kids though.
but ion 7804 off of oltorf. east oltorf really close to i 35 it is pretty bad i mean the kids there some are into there hood **** then past i 35 it gets worse. not to say theres not great people i say some people on that side of town are cool. there not like this.
okay white women with her ******* babby kids wanting them to live a good life of know bad stuff. so they avoid areas like that and hate people like that. im white not dissing. and those usualyl just shitty *** ******* californians.
though. o4 and 45 is really nice 45 is way better on the fact its right next to the lake and aditoruom shores however u spell that and that is were everyone gets high at acl. it tight, but heck are u into to that if not then just dont go.
