My cabinets broke because they are old, they were there when i moved in 10 years ago, the sink bases is rusty and looks disgusting (litterally i wouldnt drink brom the sink) it has rusty spots. When i proposed he changed them he said he would take me to ikea and i would pay and he would install, is that legal?

First off, you have been there ten years and he is not working with you. That is bs!!! I own property and work hard for all my tenants but if somebody has been there that long, they have top treatment. now to answer your question, if it is a cosmetic issue, then no he does not need to change it, but if it is structure he is obligated to to fix. With that being said, it would only make since to keep property looking good so people will be more likely to treat there house right.

Look in your lease agreement. There should be something in there about who is responsible for maintenance.

If you want something you will like, take the landlord up on their offer. If you make the do it, you will get something cheap that may not look good.

If they are truely broke because they are old, you are NOT required to pay for them. This is why you are RENTING. Your landlord must fix them or replace them.

Document and photograph everything.

He should be the one paying for the cabnets, and installing, it's his house and he should be the one responsible for his things and should keep you happy and safe.
