My tenants have chosen to move because they feel that my fiancee spends to much time at the apt. building doing repairs.
They are only there 10 days a month. We never go inside of our unit without 48 hrs. notice or when they are there.

I ONLY DO REPAIRS DURING THE TIMES THEY ARE NOT THERE. THE REAPIRS ORE AROUND THE BUILDING!

I can tell you that most but not all, tenant HATE having the landlord enter there unit. I have an apartment and the light switch in the living room did not work. The tenants lived in the dark rather then tell me to fix it. I found out after they moved. My tenants close the blinds nice and tight when I come to cut the lawn. I guess just seeing me is too much for them. Do not take it personal. There tenants. If they had brains they would not be tenants. Do the repairs between tenants as much as possible.

If I had an apartment as a retreat where I spent 10 days a month and the landlord was doing repairs for 1 or those days, I would move out too. You know they are only there 10 a month. Why can't you do the repairs during the other 20 days a month? If I had tenets paying full month for 1/3 the use, I would do a lot ot keep them from leaving.

i would imagine that anyone living 10 days a month in a rental situation would eventually consolidate and move to a one residence ? why pay for two residences / electric/ gas etc. i would not take this so personal. i would get all the repairs done before getting a new tenant. no one really feels that comfortable having someone they really don't know in their personal space. it is a business arrangement / trust me, you are better off not getting into friendships. you just need a good tenant that pays on time and keeps the place reasonably clean. that's all i hope for !!

They are probably mad because they are looking for a reason to move. It's easier to blame you as their landlord, then to face a truth like they can't afford to live there or something like that. Plus, it makes them look like they aren't to blame if they are going other places to look for an apartment, and they are just the poor tenants who have to move. They may also be doing something that they don't want you to know about, and want to be somewhere where the landlord won't spend too much time around them. Don't take it personally. You guys are doing your job, and hopefully the new renters will appreciate it!

10 days per month for repairs or maintenance is way beyond reasonable. I'd be breaking the lease and moving out too!
