we have a realtor we signed to help to sell our house. He isn't worth a crap. How long do we have to wait to sell our house if we have a friend that wants to buy it?

Check your contract for the expiration date. That is how long you have to wait if you want to avoid paying a commision under the typical Exclusive Right-to-Sell contract.

If your friend has been shown the house by this realtor, you are on the hook for one year after the listing contract expires.

If not, you can start proceedings as soon as the listing contract expires.

read your contract. er had a crappy realtor and we asked him to sign us out early and he did, make sure you get everything in writing. i know the world "needs" realtors, but they are a shadey bunch (for the most part)
