Our A/C went out on a Friday, so I emailed my landlord and let him know that I think it just needs recharged. He didn't respond for a couple days, and when my boyfriend called him his voicemail said he would get back "on the next business days". I thought landlords were pretty much supposed to be reachable every day of the week. He responded to my email saying it would be fixed but still hasn't been out and rent is due. Should I wait til he gets it fixed? My boyfriend thinks so....

I'll definately pay my rent, my boyfriend overeacts way too much. Thanks for everyone's advice! I am just worried about my animals more than anything since it's in the 90's this week. :)

Pay your rent. Then write him another email letting asking him if you should just have it repaired and take the cost out the rent, and sending him the bill and the rest of the rent

I wouldn't get kicked out over your A/C... You're paying for the apartment to live in, sleep in etc... you're unfortunately not "technically" paying JUST for A/C.. therefore withholding your rent really doesn't make sense.

I would contact your landlord and advise him that if he thinks it's too much of a pain to fix it himself, you would gladly pay someone else to fix it and deduct it off of your rent (include the receipt with your rent). Let him know that you'll try to get the best deal that you can, or you can call someone that he knows if he knows of anyone.

pay

immediate response is nice and not required. only reasonableness is required unless the situation is a life threatening emergency [in which case, you are expected to take immediate action and sort out the money issues later].

landlord is human like other folk and gets same handling -- a couple of business days is reasonable (unless your lease specifically says otherwise which is VERY unlikely since he wrote the lease)..
