Will it be more valuable to have a split floor plan or not?

I think it would attract buyers unless they have someone that doesn't do stairs well ( wheelchair, other walking problems)

I don't think split floor plans are any more appealing than others. Where I live, 1 story houses seem to be selling the best. Try to look around the area where you live and see which houses are selling the fastest and for the most money.

I don't think it much matters. There is always a large market for both...simply because at any given time you have families that are getting started, AND winding down.

For families, depending on land prices and cost of living where the house is, it may be important to stack your square footage instead of sprawling out on ground level, in order to get the amount of space needed for a growing family, a guest space, or a home office or spa bathroom. Plus there are always going to be people whose dream house is a certain style. Many times a key part of the architecture of a certain type of home is related to the staircase itself, the woodwork involved, the layout of the house with a staircase in it. So some people are always going to be looking for homes with more than one level.

At the same time, in addition to the wheelchair NOW market, you always have a whole generation of people who are looking for a home to grow old in. The kids have moved out so they are scaling down their home size, age is affecting mobility (wheelchair LATER?), and they have probably had a few houses and are looking for that last one to get them to the finish line.

Building a home with good resale value means that whatever you design for your own use is not only done RIGHT (efficient use of utilities, well made with good materials) but also that it has some versatility, meeting your needs as well as the potential needs of others. It boils down to NOT doing anything too crazy just to suit yourself. For example, you might design custom closets for your own wardrobe, but use components on a grid system so the new owner can put them together in their own way. Choose flooring and fixtures that have universal appeal and a sense of timelessness about them.

I have worked with people that have designed their floor plans without stairs because of age or disability. So, it just depends on the buyer. So, it's a gamble.

many people find 1 story homes terrific. stay away from bi levels, they are hard to sell.
