Process of deduction. He knew Bruce Wayne was back in town, He know Batman had to be rich, and he knew Bruce was afraid of bats.

Remember Bruce told them he was going back to Gotham to fight crime, but not be an executioner. The chase with the cops was on TV and Bruce entered his party a bit late, so it was kind of obvious.
