thinking about moving near houston? any one know anything about pearland? love the beach....where's the nicest area in houston/galveston?

When planning your move to Houston, location should be the top thing you consider, along with finances, before making your move. Keep in mind that Houston and the "Greater Houston Area" is a large and growing metropolis which includes everything a large city comes with. That means lots of people, cars, shopping, entertainment, and unfortunately, crime, some problems and a heII of a lot of traffic.

But don't let that deter your move. If you want to move IN Houston your best option would be to stay within the inner loop (610). This is because you would be near all the major freeways, therefore you can beat the terrible traffic situation, and also, the inner loop is pretty much the safest part of Houston (except for the petty crimes like theft and car jackings). The top places to move to in the inner loop are:

- Rice Military
- Medical Center
- River Oaks (richest and most prestigious part of Houston by far)
- West University Place (includes Rice Village)
- The Heights
- Midtown
- Greenway
These areas are in close proximity to world-class shopping and entertainment.

Outside the loop are places like Memorial, which follows River Oaks in ranks of wealth, and some parts of West Houston, which are very nice areas.
Outside of Houston, A.K.A. the "Greater Houston Area", the top places are Sugar Land, The Woodlands, Friendswood, Katy, Spring Branch, Pearland, Kingwood, Clear Lake etc. They are all good places to live with relatively low crime (suburban crime) and lower retail sales taxes (7.25% compared to 8.25% in Houston to my knowledge). But you MUST consider that if you work in Houston, you would have to drive into the city, therefore you drive into traffic. Also CONSIDER flood insurance rates regardless of where you move. I think all of the above have notable school districts.

Stay AWAY from Southwest Houston!! And many parts of North and Southeast Houston. A large portion of the crime happens here. There are a lot of cops, crime and drug problems. The school districts here are often times below standards. These areas include Alief, Sharpstown, Tidwell, and Pasedena. These are the worst parts of Houston IMO. But that's just my opinion. Read others opinions and do your own searching.

Pearland is growing from a sleepy little city to a hot spot right now with lots of new construction. Houston does not have a beach and Galveston is 60 miles away. Clear Lake has some of the advantages of both.

The East Side, an area divided North and South by I-45, is the worst area. Just north of I-10 to Beltway 8 is and area I would not live in.

The West Side includes the villages of Memorial and River Oaks which are regarded as the two most presigeous areas. I live in Piney Point, a village of Memorial, and it is heavan with good schools, big lots and nice houses.

Sugarland and Katy are far west, south and due west respectively, and are medium to great houses with good neighborhoods and shopping for less money but a greater commute to downtown.

The Heights is closer to downtown and is mixed but very in right now. You should look there as well. Public schools can be a probelm there.

Nicest:
Katy (I-10 @ Highway 6) is nice, but traffic is a major pain!!!
Sugarland (Highway 6 @ 59 S) is nice area. Fully developed area. Commute to downtown can be a pain via 59.
Pearland (288 S @ Beltway 8) is booming. Homes, Business, and Retail are all popping up like weeds. Give it another 5 years and it will be like Sugarland.
Medical Center is located near Rice University and some of the best medical facilities in the world.

Worst:
Pasadena (225 @ Beltway 8) - refineries
University of Houston area (45S @ Cullen) - ultimate ghetto
Alief/Chinatown (Bellaire Blvd @ Beltway 8) - high crime Asian style
Beltway 8 @ Bissonnet @ 59S - high crime Katrina style

Beach:
Freeport & Surfside beach down 288S
FYI...Lake Jackson...not really a lake.

I'll guess you've figured out from all the responses above that living inside Houston is NOT an especially good idea. You should know this; Houston does not have any zoning regulations like most other big cities -- so, it's a patchwork of nice areas surrounded, like islands, by the bad areas. It's not uncommon for "nice" neighborhoods to have--right in their middles--some little houses with 4 or 5 rusting cars, no lawns, piles of garbage, etc. You get the idea. Bottom line, Houston is very, very much a blue collar town--it's NOT Dallas, for example, which is very white collar.

However, Houston's suburbs are different. While many of these do not have any zoning either, they make up for it by having deed restrictions. Still, one finds churches, strip malls, and LOTS of adult peep-show businesses all in the same area. It's kind of weird.

The best (and safest) areas are around Sugarland (west), Friendswood (south), The Woodlands (north), and Kingwood (west). In all of these areas though, the regular, daily traffic is something out of the Apocalypse. Be ready to spend hours living in your car.

BEST/NICEST:

Sugarland (Sw outskirts)

Woodlands (A few miles north)

Kingwood ( Northeast outskirts )

Clear Lake ( Southeast outskirts)

Cinco Ranch/ Far West area

Tanglewood/Memorial (in the city)

Bellaire/ West University (near midtown)

River Oaks/ Uptown area

Everywhere else sucks: but the WORST areas are :

Jersey Village
Acres Homes
Anywhere near Bush Intercontinental OR Hobby Airport
anything east of I-45
or anything around the University Of Houston.

Also stay away from Montrose: nothing but a bunch of gay freaks!

Pearland has some nice homes and good job opportunities. If you want to live near the beach the go for League City/Clear Lake/Friendswood areas. All of those cities are outside the loop though [including Pearland]. Southwest Houston [the lower southwest portion ie., Fondren on down to Missouri city] and North Houston [ie. Acres Homes/5th ward] have the highest crime rates of the city.

The nearest beach is on Galveston Island. Galveston has recovered pretty well from the Hurricane and there are restaurants and hotels open. The beach is nice. The beaches on bolivar peninsula are nice but the towns and house were completely wiped out by the hurricane. The beaches on Surfside and Freeport are also nice and the hurricane damage is not so bad. If you want hotels and restaurants near your beach then Galveston is your only choice near houston. South Padre Island is the best beach in Texas but it is about a 6 hour drive from Houston.
