We live in wisconsin and we rent a townhouse with multiple units. Well I complained about repair pracices and sent a letter certified mail regarding the issues and then 2 months later with our lease coming due they sent us a new lease offering only month to month. When I called they said since I was unhappy they figured I would be happier this way. Also I should note when I initially called about issues regarding repairs and complained the management said "well it's a good thing your lease is coming due isn't it." I do plan to move but I just had a baby and will atleast stay through the next 6-9 months. They have only given ud 15 days to decide to terminate our lease or go month to month. What can we do?

I would say they kinda got you under the gun on this one. I don't think it is legal for them to do what they are doing I think it is retailation but I would call and consult a lawyer on that one. However if you only plan to stay another 6 months or so a month to month would suit you well anyway. If you were locked into a year lease you woulden't be able to move until it was up. So save your money and start looking for a place where they fix things.

The landlord isn't refusing to renew a year for you...he did it for himself.

If you do month-to-month...I would stop complaining. As soon as he gets a phone call from someone wanting an apartment...yours will suddenly become available and he will ask you to leave in order to rent it to someone else...and it's 100% legal to do that.

Your may be correct in your reasoning, but I think you have pushed it to far, especially if you need a guarantee of a place to live.

It seems that management have made it pretty clear that they do not feel that the maintenance items you have requested relate to habitability of the property and therefore they will not fix them.

Your choices are pretty clear -- sign the month-to-month agreement and start looking for new digs at your leisure, or not sign it and be put out with 30 days notice. Your choice.

Seems like their laying the ground work to get you out, in short order, w/out doing the repairs, while eliminating a headache. I would make them stick to the origional contract. It takes two, to change a contract, they cant just force it on you.
This will give you some time to plan, to get out..............
