"This agreement can be terminated by either party with 30 days written notice from the 1st day of any month and with 5 days wirrten notice at any time for cause by Owner."

What does it mean by that? If notice is given July 9th, 2007 - where does the 30 days start? Is that July 1st or August 1st? Are we going forwards or backwards? Can somebody please explain what the heck this means?

If it is an apartment or housing renting contract, the thirty days start when you hand in the paper work. I turned mine in on a 14th of the month and I had until the 14th of the next month to be out. I hope that helps

It is a month to month lease. Basically you have to give written notice on the first day of the month to terminate 30 days later. So if you wanted to move out on September 1st you would have to give written notice on August 1st. The landlord can terminate the contract with 5 day written notice with cause (so if you violate the rules or do not pay on time he only has to give you 5 day notice instead of 30) if he doesn't have cause and just wants you to move out he has to do 30 days notice also.

It means that either you or the party that you are in agreement with can terminate the agreement if dissatisfied on the first of any month in the future as long as a written agreement was sent 5 days in advance from the first of the chosen month.
So if your not happy with the agreement just send a written notice that must reach the party in concern 5 days prior to the first of the month of your choosing

Actually if I was subject to this contract I would see it this way. You hand in your notice on the 9Th, it doesn't take effect till the first day of the following month. Then you have thirty days. Although the other party only has to give you 5 days anytime!! I would look elsewhere if you can. I would see the stipulations you posted as proof of one of two things....The other party is not very nice or they have a lot of bad renter's/business associates. Would you want to live with either?

30 days written notice from the 1st of any month -- so if you send written notice on July 1st, it terminates July 31st.

But if you send notice on July 2nd, then you're just sending it early but it's effective as of August 1st -- terminating August 31st.
