My house is 2 years old, and the hardwood floors were installed by the builder when I bought the house. The hardwood floors are the "tongue and groove" planks, and have a bit of a shine to them, but are losing a bit of their original luster. I know there are floors that can't be waxed, and I was just wondering how I know for sure if mine can't or can? Lord knows I don't want to ruin them.....

I would check with the builder first. Hardwood floors are polyurethaned which would make waxing useless. Try some of the good hardwood floor cleaners and use them regularly to see if you can get some luster back but it could be they weren't properly polyurethaned. If that's the case, it could get expensive to have them stripped and redone.

Old ones (or new ones that are floored with salvaged antique flooring) were typically coated with Tung Oil. Try an out of the way corner (like in a closet) and try coating it and see how good the shine comes out. If you like it do them all. You don't need wax for them.

If it is only a couple of years old, call the builder and ask him what he did the floors with. Typically it was a polyurethane finish and you can touch it up with a good grade of spray polyurethane (comes in spray can for small touchups like by dining room chairs). If it is gentle wear over the whole thing a hardwax that can be buffed can be put on over it all.

Call the company who built the house and ask what kind of hard wood flooring they use...
