Well if it's a matter of urgency just get them to add into the lease so you have an 'out' if they don't fix the things they said they would.
Say in the lease I ..... agree to ...... months lease on the condition that.................. is fixed/completed.
overall, I dont' think it's a good Idea, but that is one way to get around it.

If you do not want to loose the property then yes. Before you do that ask the property manager sign a form stating that they will be performing repairs and updates to the property by "X" date.

you could but make sure you have it in writing what repairs are going to be made and a date that it will be completed on ..
