As the land is within the boundary of a factory, it is clearly designated for "Industrial Use" and it is therefore highly unlikely that planning permission would be given for a change of use, if the factory is in operation. If the factory has been shut down, then planning permission could be obtained for a change of use. However, as it appears that the factory is in operation, I would suggest leasing the excess land to a building company, timber company, haulage company etc. for storage use. It might also be possible to throw in some extra service to generate more income. You might consider giving them access to the factory's administration for fixed costs. You could charge £15 per hour for somebody to type letters plus 50p per letter. Maybe, you could get them to pay £35 per hour for use of the factory's accounts department. Otherwise, you need to look at a way for the factory to expand and bring that land into use.

Now it will all depend on whoat type of factory you have.if you have a factory which produces or uses hazardous chemicals,its always preffered to plant some trees in the excess area so that any harmful effect caused by the chemicals or dangerous fumes going out of the factory can be cleaned to some extend.if you have factory which produces thing which are not as hazardous as possible u can always use this empty/excess space to manufacture something which can be forward/backward integration to watever you are manufacturing now,so that you can have overall valueaddition to watever you are doing now.
