1. A stand-alone auditorium/concert hall with outstanding acoustics and seating that allows every attendee a great view of the stage.

2. Nine blocks from my house.

3. So I could go there and see incredible live bands and plays and stand-up comedians, all in the comfort of my honorary lifetime private box.
