help! have new emerald zoysia sod, area under tree is turning brown and thinning.?

unsure how much sun we should have. also have bermuda grass and st augustine is taking over, would like to stop it, unsure how? please help!

grass under a tree is bad for the grass and tree. spray it out and mulch
