My air conditioner stopped working a couple days ago. I called my landlord, but he has not returned my calls. It was 96 degrees in my house when I left for work this morning at 5 AM. I cant sleep and I spent most of last night chilling in a cool bath. If I call for a/c service, can I be reimbursed? Can I deduct it from the rent? What does the law say?

I remember looking into the Landlord and tennants act.. and back when (ten years ago)... i remember seeing a section where... the landlord is entitled to reinburse you (tennant) for upgrades... ie/ painting the apartment. Usually, if you do the painting... the landlord should at least pay for the paint.
Any time the apartment/house is upgraded from what it was before... the landlord 'should' reinburse you of the costs... labor too??? (not sure)

anyways... look into it?
worse case scenario,,, just ask your tennant?

PS... those prices will keep dropping! be patient!

It depends on in which state you live. Some states have provisions for such situations, where you can order repairs and be reimbursed or deduct from rents. Other states do not.

Whether or not other posters here think this constitutes an emergency, it does NOT under most state laws, unless your lease specifically states that you are entitled to air conditioning as part of a requirement for a medical condition.

You are advised to check your state laws carefully. If you call for repair, you may end up paying in full for said repairs.

You need to read your rental/lease agreement.

This can be considered an emergency by any reasonable person and you should be reimbursed by the landlord for any expense to provide emergency repairs if he can not be contacted.

If necessary, I believe it would stand up in small claims court.

Document the heat by saving a copy of the weather section in the newspaper and maybe taking a picture of a thermometer to show the inside temperature.

You'll also need to clarufy with him for future emergencies who you should contact if he can not be reached. He may have agreements set up with specific companies thatyou can just call.

you need to document your attempts to call the landlord, the temperature and would be help full your lease states ac included,
