are there any papers that everyone gets for free once a week in your area? ADVERTISE with a small classified ad there: do yourself a favor and LIST YOUR ADDRESS in the paper but put interior viewing by appointment. this way people can drive past your home and see if it appeals to them BEFORE they waste your time with calls! make yourself some flyers and get an information box that you can attach to your sign (for those driving past to get a sneak preview). spend money on a very nice sign: then people will get the subliminal message that you keep things maintained.

on another note. get formiliar with the legalities in your state in regards to disclosure statements and lead based paint disclosures. in my state, michigan, both of those disclosures are required by law. if a person knowingly, or unknowingly fails to provide disclosure they can be forced to BUY BACK the house they sold if at any time there is ANY issue with the new buyers!

i am a realtor but i always suggest that EVERYONE tries to sell their home for at least one month on their own. if after one month you are not getting the response that you'd like you can list your home without feeling as if the realtor hasn't earned his/her money if an obvious, easy sale occurs (like... if the next door neighbor's sister has always been in love with your home but you weren't aware but she calls as soon as the sign goes up... it CAN and DOES sometimes happen!)

Honestly you need a realtor. We listed and sold our home several months ago so I can tell you it would be no easy task to get maximum exposure without the tools the realtors have. First of all, open houses are pretty much a thing of the past....more for the neighbors and other lookie-loos than buyers. If a home isn't on the MLS network as a virtual tour, few people will want to actually visit the home. The realtors also have staging experts to work with you on making sure your showing your homes very best and not your stuff. They also know the realtors who are bringing potentials to your home and therefore have the inside on how to negotiate with them. If you are anxious about the realtor percentage, it's usually negotiable. We interviewed three realtors from three different agencies before making our decision. Our home sold in 8 wks.

As a Realtor, I've used different methods, print advertising doesn't work at all and is very expensive. If you believe the statistics, the Internet is where most people shop now even before hiring a Realtor to help them purchase the home.

I have just purchased zip codes, through move.com, and have my website hooked up to Realtor.com and I use zillow.com to post my listings. So I'd have to say your best bet is the Internet.

Good Luck! But I've spent every stinkin' weekend in open houses and have had very few REAL buyers come in.

List with a realtor. Where I live, you can also list on the MLS for a fee without dealing with a realtor so you might want to look into that.
