My mom is gonna try and sell our house. She is about to put it on the market and I dont wanna move. The house is old but beautiful and in great shape except the heating and air conditioner needs replacing and all the pipes under the house need replacing because they could go at any minute. Those two things are the 2 reasons were are selling the house because we cant afford a new heat and air system, and new pipes under the house. But i love this house with a passion and so does my mom. what can we do to have to keep from moving. the heat and air need to be replaced soon and so do the pipes but we cant afford to replace them, so what else can we do about it besides moving. Its the best house we could ever get and we wouldnt ever have a house as nice as this one.

Well we had a leak in one of the pipes and when the plumber put in a new pipe another pipe would spring a leak and it would keep springing leaks when he put in a new pip then he finnally got them to stop and he said the pipes were to go at any minute

this isn't necessarily the best idea, and I'm not sure if it would be possible, but you could get a home equity loan, or a second mortgage to pay for the big repairs.

It'll COST thousands to sell the house, buy another house and move, with agent's commissions, legal fees and moving costs. It seems like it would be a better idea to prioritise the repairs into Must have, should have and nice to have and go from there. Like another poster said, lots of people lived without air conditioning for a long time. You'd probably want a repaired heat system before the onset of winter. So how many quotes did your mom get? Quotes from different repairers can vary widely.

What exactly is wrong with the pipes? Unless they are leaking you don't have to replace them right away.
People have lived for a long time without A/C so that is no reason to sell your house.
What is wrong with the heat? Most things can be fixed.
It is sort of drastic to sell your house over a few repairs.

You really think that buying a new house... NOW... will be cheaper than some piping and ductrwork?
"could go at any time" often means up to 30 years from now. Selling a house usually takes less than a year. What if you saved up your money for a few years, so you had the cash to redo the pipes and ventilation... Then invested that until they did go, or re-did a little at a time?

get a home repairs DIY book , research and READ, READ, READ!
buy basic tools as you need them. take care of tools religiously! NEVER LOAN OUT TOOLS FOR ANYTHING! paint them BRIGHT PINK , it makes people leave them alone!
rent really expensive ones.
I'm a single mom and I have been doing my own repairs on this house for over a decade, I've replaced a wall heater with ventless space heaters then with wood., tore out internal lathe and plaster to insulate ( blowing it in is easier but i wanted the lead paint out). re plumbed using PVC, replaced an old leaky inefficient gas water heater with a fast recovery electric one, and tons more over the years.
if you can read you can learn and its cheaper in the long run then a mortgage or forbid the thought renting.
local hardware and building supply place are great for getting you hooked up with the right stuff. save your receipts and if you goof , return it and try again, two trips or more while you are learning is not unusual,.
also check out rebates, state incentives, tax credits (IRS) etc for energy efficient stuff, also local weatherization programs. check out window units for ac that have dry mode, ( its a dehumidifier) my lite bill only goes up 10.00 usd a month for 24/ 7 operation when it gets hot in southwest Oklahoma (edge of desert).
I've replaced windows & screens (it really is easy once you have the e proper tools and they are very cheap if you don't go for the professional level line which you don't need)
pick your priorities and start one thing at a time with what you need the most and just keep making progress, you will have it all done long before you paid off another mortgage. plus your home value will sky rocket.
if you have a place to do it, plant a garden to save money, you will eat better even if it cost same. your medical bills will go down thats where the savings is.
learn about herbs / alternative medicine, you will save a fortune. lalitha thompson ( not sure on last mane spelling) " 10 essential herbs" is best 18.00 - 20,00 your ever going to spend. most of stuff in her book you can get at grocery store.
earn how to do simple maintenence on your cars and bike ( if you ride bikes, if you don't get some, its cheaper for fast short trips then gas).
now of I can do this as the single mom and sole care giver for a multiply challenged son, you can. it takes time to make the adjustments but your going to find life is a lot easier after you start doing this.

This doesn't sound like a good idea. If you sell the house, you may have to make the repairs anyway. If not, then you aren't going to get a whole lot for the house.
Ask your Mom, if she has checked into a Title 1, FHA home improvement loan? She may be able to borrow the money to improve the home so you won't have to move. good luck.

your just going to have problems when you move to another house probably worse. House repairs are worth the money, better to have the nicest house you can afford and drive the cheaper car and do without some other luxuries. You can always find ways to cut back.

DON'T MOVE!!! It costs heaps and heaps in agents fees, legal fees, government charges, etc etc.... More than the cost of new airconditioning. Buy a bar heater (or rug up) in winter and get a fan for summer. Then save or get a loan for a new AC.
