Art is not generously offering his assistance. If he refers you to a Realtor and you buy something from them, he gets a percentage of the commission. And most likely, he doesn't even know anyone in that area, he just fills out a form and ships it to the Re/Max office in that area.

If you are in that area, ask friends and family for references. If you are not, do an internet search. Fill out their contact me page and see who is responding with information you ask for. The one willing to go the extra mile is the one you want to work with.

I have found that Realtors who are just doing it for fun or part-time don't put enough into it. I have also found that Realtors who themselves own a lot of property don't need the commission quite enough to really work for it. Still, you want someone who knows what they are doing.

Look for someone who knows Yuba City like the back of their hand. Someone who has been a Realtor for 3-5 years so they have some experience but are still hungry for that commission check.

Be cautious. You need a real agent not an inexperienced part timer that moves a few properties a year for extra income.

It is becoming very common for agents to do a contract with buyers. That contract says that they earn a 3% commission to represent you on any home you buy. What if your dream home is FSBO? What if the seller only agreed to pay 2.5% to a buyer agent?

When you choose an agent you will get a computerized list of homes for sale that meet your specific homebuying criteria. Plus you'll get email notification every time a matching property hits the MLS. You tell the agent which homes you want to go out and see. The agent determines which are on lockbox and which are by appointment only in order to build your itenerary. Therefore you do a lot of the work in today's technology age.

I like agents with performance guarantees like; save $5,000 on your home purchase guaranteed or get $1,000. Others will offer you a peice of their commission which goes towards your closing costs. The less they do the more your rebate.

Whatever city you are in, ask around (friends, relatives) for good realtors where you live. Then call that realtor and ask them if they would refer you to someone. A good realtor will usually check around for you and get you connected. Good luck :)

Finding a good realtor is one of the most important factors when buying a house. Talk to friends in the area to try and find a good reputable company. I would personally recommend Tower Real Estate which is a local company in the Sacramento area that was very helpful when I was selling my house.

also- in california..make sure they are LICENSED....
usually word of mouth...people treat realtors like attorneys --they either like them or not
