I am going to be renting a house and want to rent out rooms to some friends of mine. I want to be covered though in case of any problems.

The first thing that you need to do is to see if you can even do this. Subletting must be allowed by the original lease. You cannot change any terms or conditions of the lease. Also any requirements on you by the original lease must be passed on to any renters you bring in. There are a lot of risks and problems that go along with a bub-lease.pp
