We have seen one on at £475K but think it is way over priced. What do they expect the offeres to come in at and what is a respectable bid to put in to negotiate to the lower end of the expected range? We have a completed chain below us and the house is good, but not ideal.

I agree about only worth what someone will pay for it - it is a maxim I would use myself. What I need is advice to stop me paying over the odds for it. I might be willing to pay a million for it, but it does not mean that someone else will pay this when I come to sell it!

I was always told to knock 10% off the asking price and then try to reach a deal between 10 - 5% off the asking price. The Estate agent will be expecting you to offer close to the asking price but will have added 10% on to his valuation of the house. I would start bidding at around 425K and stay below 450K.

Often the expected starting bid is 20% under asking price. That could vary, of course, by a number of circumstances.

Put in an offer under what you think the house is worth/what you want to pay for it.

That way you can raise your offer if needed, then if they accept your first offer, you are better off.

I don't know what services are like over there, but in Texas it is very common for a buyer to go get an agent to represent their interest.

Your agent would look for similar properties that have recently sold and compare them so that you have a very good idea what would be a fair price.

Are there not buyer's agents over there also?

Offer what you think you can afford - its called maerket principles. If it isnt acceptable walk away and find some place where the price is right for you.

It doesn't matter what they expect offer what you are willing to pay.
