the MLS listings? Immediately? After the home inspection?

It depends on the agent and the seller's needs and strategy. As a seller you don't want a property to go "pending" and fall through and have people ask "why".

Our home is contingent on the inspection right now so our listing says "in contract" and our viewing instructions have changed to "by appointment only" and we've removed the lockbox. At a certain point you just want to stop living in a fish bowl--LOL!

The choice to list 'under agreement' or 'pending is entirely up to the seller and the listing real estate agent. Rules vary from MLS to MLS. Mine has NO rule concerning any such change in status.

I rarely put a property under 'pending'.

as far as i know its not mandatory..the deal can always fall apart..
