The builder is responsible, the contractor is also responsible. They will keep screwing around until they get tired of these "call backs" this is "pick-up" work for the contractor, they have men that just work on "pick-ups" I know, I was one, for problems in homes after the people move in, until the one year warranty wears out, then your screwed.
Speak with who's ever in charge and see what they're willing to do, your wife, "loosing it" isn't to wrong, they can see the nerves are getting frazzled.
There are glitches in units like everything else, this apparently is a Saturday night special. Tell them you want it out.
If they turn their back on you then seek the advice of an attorney that's willing to work right now, not next winter. Sometimes a letter or phone call from him for $200.00 is worth it.

It is summer. Do you have a warranty? If so, and the thing doesn't work, go directly thru Trane. They are a respectable business so I am sure they would want their customers satisfied. If they do not replace or repair immediately, legal action would be advisable. At least contact an attorney, usually only one letter from a lawyer is enough to get things moving. Good luck. Politely have a sit down with them(I know that is a hard thing to do right now) but ask them face to face "why is this a problem you cannot correct?"
Add, "if you were in my shoes, What would YOU do?"
Listen to what they say. They are either going to give you a reasonable response like ...this unit is known to have problems
or: we are having trouble identifying the cause of the problem
or: this is highly unusual
As for the shoe response if it has any connotation of "you should upgrade to our expensive model" - THAT IS "A YANK OUT" THANK YOU
their response should be 'I would go after the installer to have a good unit installed no cost to me.'
Your response may be "I am sorry you don't feel it is important enough for you to take care of my problem....I just cannot recommend you to my friends.
That implies "lost sales". Everybody is working for the money, and business works months (or years)to build a good reputation(which can be lost overnight to 1 unsatisfied customer).
They should be doing their utmost to keep you satified.

It all should be under warranty, including your builder's guarantee. I would stay the course of appropriate action and make sure your warranties do not expire soon. Have all paperwork and documents at the ready and then suggest to your builder, and companies at fault that ( including your subdivision Realtor) you will contact your attorney to begin handling the process. That usually does the trick. Your closing attorney can help, or suggest an attorney who can.

The smell is actually mildew. The inner workings of your A/c system forms moisture and mildew. There is probably a catch pan under your evaporator where water collects to drain. Add a small amount of bleach to this. Also go to your air intake, where your filter is. Spray it liberally with air freshner or odor-ban, while the unit is running. This will distribute the air freshnet throughout the duct work.

I would contact Trane and ask to see their regional service representative. Explain what has happened and see what he has to say about it. If you can't get any satisfaction, then call the BBB and report it and file a complaint against the contractor and the AC subcontractor.
The squeaky wheel gets the grease, as the saying goes.

Get an attorney and get some answers as to why they can't fix the thing. It should still be under warranty and they should replace the whole system.

If you bought a home warranty it should be covered under that. If replacement of said parts is not otherwise stated in your contract, they have no further obligation. A moral obligation yes, but not a legal one.

if it is not under warranty then call the company that installed it and tell them what happened. Explain to them very calmy that you will file court charges against them if something is not done. Also tell them that you will begin reporting them to the BBB (better business bureau)
