The answer differs between reading a book for the first time, and the books that turn out to be worth re and re- reading.

A really well-written book lets me achieve the state where I have stopped realising I am reading. I am in the story, seeing the characters and the scenery, not seeing words describing the characters and the scenery.
This requires a convincing flow of words, structured so the sentences do not jar and draw attention to themselves, and dialogue that is convincing as conversation.

Re-reading a book there needs to be depth: subtleties than come to light only on 2nd, 3rd, 4th visits. New twists. Pieces the world not tightly woven to the plot. Nuances of character....

I usually want three elements to be there: multi-dimensional characters, an interesting plot, and good writing. There are books I've chosen to re-read, and usually that's because of the writing, but if it's a complex book like Moby Dick or The Fountainhead, I find when I re-read them I notice things I did not notice the first time . If a book has great depth, you can revisit it and take more from it the second time. I mean, we all know everybody but Ishmael dies at the end of Moby Dick, but that takes nothing away from the experience of reading it.

Good writing, with very few flaws. A plot that keeps moving right along whithout stopping for unecessary distractions. Characters, no matter how flawed, that I can either identify with or feel some empathy for. Interesting subject matter in an area I like.

Vivid imagery & descriptions. If I can completely visualize the characters and scenes, I can let myself be absorbed into another time and place. I actually forget that I'm reading.
