we are trying to sell our house/store and the people whos going to check out the house/store are coming this sat. We've been trying to sell it for 4 years now and this is like totally our chance.

how do we impress these people when they come?
we are cleaning the house, organzing everything, but what should we say to them that'll make them buy the store/house???

Tell them the good attributes of the neighborhood the store/house is on. When you move to a new house you want to know you are going to be happy not only with the location and the actual house, but the people and places that come with it.

You need a realtor to help you market your space properly. They will help you prepare the space to show its best and have all the tools to drive potential buyers to you. It is easier for buyers to work with a realtor than with the actual owners who can be intimidating or the buyer doesn't feel comfortable asking the important questions for fear of insulting you.

With that said, you can do your best by putting together a features and benefits sheet to hand out. Have a book put together that has copies of your heating and air bills, phone bills if necessary, floor plans if you have them, and instruction booklets for any appliances etc. You can put a little pan of water on the stove with a cinnamon stick in it to give your house a cozy smell but primarily there can be absolutely no clutter anywhere. Extra stuff should be boxed and stored off site until your property sells.

Bake cookies. The smell entices people to buy and offering them a cookie is a thoughtful gesture. Don't be too anxious, let the property's positive features speak for themselves but don't hesitate to point them out if the potential buyers don't notice them.
