Electrostatic induction theory
A theory is that opposite charges are driven apart by colliding with ice crystals to form a soft ice-water mixture called graupel.
The collisions result in a slight positive charge being transferred to ice crystals, and a slight negative charge to the graupel.
Updrafts drive lighter ice crystals upwards, causing the cloud top to accumulate increasing positive charge.
The heavier negatively charged graupel falls towards the middle and lower portions of the cloud, building up an increasing negative charge.
Charge separation and accumulation continue until the electrical potential becomes sufficient to initiate lightning discharges, which occurs when the gathering of positive and negative charges forms a sufficiently strong electric field.

The fact of the matter is, no one can really say. We know that static electricity builds up, and then is discharged. But what triggers the discharge is not absolutely clear. We know a plasma leader develops at relatively low velocity before the rush of current we see as lightning, and that leader is just ionized molecules. But when lighting erupts, there are simultaneous flashes above the clouds called a blue spike and a red sprite. These extend up into space. And lightning bolts over an area hundreds of miles across will be synchronized. The flashes above the clouds and the synchrony are not explained by any of the explanations which explain the lightning bolt between cloud and ground.

Lightning is a flash of light in the atmosphere due to sudden electrical discharge between two or more clouds or betwwen the earth and the clouds.Potential difference that builds up between clouds and the earth's surface is the reason for the lighning to occur.When the potential difference exceeds a limit the above electrical discharge occurs.Positive charges are produced at upper parts of the clouds and negative charges are produced in the lower part of the clouds.The above positive and negative charges are produced due to the selective capture of ions by water droplets or ice particles,the frictional rupture of large rain drops and surface and volume interactions of water, in its various phases,contained in the cloud.

It occurs as a result of static electricity bulding up in the atmosphere . these then become highly charged and discharge creating the lightening we see

The dust and water in the clouds build up very large electric charges. After some time they reach such a high voltage that it becomes possible to transfer electricity from the cloads to earth. BOOM!
