Not only can they do it, in Texas it is common that a property owner does not get the mineral rights to the land that he buys. In Texas, the holder of mineral rights can perform testing, drilling or mining to ascertain the presence of or extraction of natural resources. Not only can they have access to anything under the ground, you must grant easement rights to them. This is actually common in many States, but since I am a property owner in Texas, I'm familiar with your position.

As a land owner, if you did not retain the mineral rights to your property when it was purchased, you basically have NO rights. The only thing you actually own is the surface rights to the land. We are going thru the same thing around our property. The law sides with the exploration companies, which is a shame.
The seismic testing is really not that bad. Just the sight of small boxes and cables running along the streets. You probably would not notice anything. It is done with seismic waves below the earths surface. The only thing you might notice is a slight vibration from time to time.

You didnt say who :they: are---If an oil company perhaps they have the mineral lease on the property and they can do that. If they do not they must secure your permission. If a government agency that is a different matter. Need to know who :They: are.
