What is a landlord? How does it work? Do you need special classes? Please let me know, my husband is a licensed handyman. Most importantly besides free rent, how much do you charge?

I should have been clearer, someone who owns an apartment complex presented me the oportunity to be a landlord and for that he said he'd give me a unit, but I don't know what is involved and how much I should charge, per hour. Thanks to all!

Licensed Handyman is a short way of saying he is licensed in plumbing, electrical and HVAC.

The landlord is typically the owner of the building, so I think you are asking about a superintendent or building manager/maintenance person. My brother is a super in NY- a 93 apt building on LI. He is trained as a carpenter, gets free rent and utilities, a cell phone, and gas allowance. He is part of a labor union, and makes in the 60K range per year, but the free rent (3 bedroom apt) is a huge perk, since his rent would cost approx 2000.00 per month. But he is on call 24/7 so it can be demanding, and his wife grumbles whenever tenants knock on their door or stop her in the lobby asking "where's Scott? We need him!"

You aren't a landlord, you are a manager. There are no classes to be taken. Your husband may need to make sure his licenses are up to date if he wants to do any work. As far as what you charge, you usually get free rent. That is about it. There should be a written agreement between you, your husband and the owner (the true landlord) that says what you get and what you have to do. In the agreement, it should say how much work your husband is expected to do without charging for his services. He should expect to fix a toilet or a bad electrical socket. He should not have to redo all the plumbing or electrical work in a unit between tenants.

Landlords are, normally the person who OWNS the property. I'm guessing that you're thinking of the "super" or a apartment-complex maintenance man. Those are people like your husband who are hired by the owner or manager. I have no idea what they get paid, but don't think it's all that much, since they are not considered one of any particular skill/craft - like a plumber, or carpenter, eelctrician - a position often typified by membership in "the union."

BTW: Who "licenses" handymen?

Anyway, many companies (those with large buildings, anyway) hire people like your husband, to handle the chores around the place that require a variety of skills.

Be fair, be honest, be QUICK to respond to your tenants reasonible needs (heat, air conditioning, broken fixtures, grass, snow, rodents, payments, understanding deposits and leases). Get to the library and check out some of the hundreds of wonderful books on the subject for free with your library card. Stick to the ones written over the last 2 years as State Laws change. This is a wonderful business IF YOU REALIZE that a home is the most precious possession many people have. Shelter is important but a safe loving home is primary. Peace.

I actually own the homes and duplexes I rent. I pay my own mortgage. You are not asking about landlords, you are asking about apartment managers.
