I am renting the property.All the above items working perfectly well.House itself is 12 years old.appliances are less than 3 years old.

I get my boiler, fire and cooker checked each year for only about £50 by a Corgi engineer. As long as you have the receipt to prove it I think that is it, just ensure every year it is done.

As your property is only 12 years old the electrical installation should fly through the test as it would have been tested when new. Just investigate any additions that might have been made since the original install.
I charge £100 + Vat for an electrical inspection and test and £50 for a gas inspection. Make sure you use a Corgi (gas) or NICEIC ( Electrics) approved contractor.

Find out who your letting agency use and try to deal directly with him as the agency will have checked him out, negotiated a good price. The agency may try to put a charge on top if you go through them.

Portable appliances are tested at £2.50 each when i do them alongside the other tests.

FInd out if the tests are a requirement of the local council or a requirement of the agency also.

If the electrical test fails make sure you get several quotes and demand to see the failed certificate. Some contractors do a cheap test to get in with the landlord then hike the prices up on the work.

Certification of a gas installation is a legal requirement in rented accomodation.
Going rate is around £100, you need to have the correct certificate and the top copy with the original signature should be displayed in the property in question. In this case you must have the cert. A receipt is no good.
Genuine CORGI engineers will only be too glad to help and won't rip you off. It is the tenants right to have sight of the certificate.
Must add that this has to be done annually, like an MOT

A gas soundness test for your landlord can vary between £30/40. Boiler servicing prices vary depending on what type of boiler you have. Can't comment on electrical items.

Expect to pay around 100 quid for a gas safety check.

Electrical reports are NOT mandatory. If however the tenants are injured or their property damaged by faulty wiring, you're the one in the brown stuff.

I charge 130 quid for a full report (PIR) for up to six circuits. (West Yorks). I will not do "Visual reports", they have no legal standing
