my house has been on the market 4 5 months. we have on;y had 1 offer. plz tell me wat i need 2 do tht i am not doing!!!!!!!

The first answer is exactly right and this is very common right now in many areas across the country. There are too many homes for sale and not enough buyers to buy them. When interest rates increase, housing values remain stagnant or decrease, and there are more houses on the market than there are buyers, these factors do not help for a strong seller's market right now. Make sure your curb appeal is excellent, the home is staged to sell, house is extremely clean and uncluttered and consider reducing your price if you need to sell quick. You can also consider offering gifts to the winning buyer such as 2k gift certificate to home depot, 2k gift certificate to best buy, etc... these may make your home stand out above some of the others that are similar to yours and it is only costing you 2k instead of dropping your price 5-10k.

If you are competitively priced, your house is in excellent condition, well staged for showings, well advertised and promoted, there is nothing much left to do but reduce price or offer concessions to attract potential buyers.

The real estate market is quite soft in most areas, and you are not experiencing anything which many others are experiencing as well.

Right now, we are TRULY in a buyer market, and it takes time to find a buyer.

There are some excellent shows on HGTV now that address just that. Designed to Sell comes on at 8 PM (Eastern), then couple more after that. Very imformative.
I'm also getting ready to sell my house and have picked up some neat tricks from the shows.

Do some reverse engineering. Go look at what the government advices real estate buyers and see if you have done those things that would satisfy a buyer.

You got some great advice here. But---have you considered delisting your home until the market improves? This is what we are considering becasue buyers just want to give it to you where the sun don't shine right now---take it from me.
