I have verbal rental agreement and asked if i could have a rental agreement and he said wait till your rent is paid then can give you one.Why?

So can a rental agreement be made and in effect if you owe? Or do you have to have a zero balance. Also can it be back dated cause i am having big issues.

Don't know why, but you need to insist on one, could be the person is not authorized to rent the property. No money until you have an agreement.

No, most verbal agreements are only valid in agreements less then $500. Being as your rent is presumably more than that, then you really have no agreement. Most landlord agreements are complex, and if you are satisfied with a verbal agreement, then do not worry because you will have many more problems in the future. Get it on paper!

Something sounds fishy. You need to have a written agreement with this person. A verbal will never stand up in court unless you have very good and reliable witnesses, but even then it's sketchy. If he won't provide you one, provide him with one, filled out to the specifications you've agreed upon, get him to sign it, and have someone witness it.

Rental agreements vary from state to state in the US, so get a copy that is for your state. Even a local realtor might have one. NEVER trust a landlord, I've even had them try to change terms on me after several years of good tenancy and regular lease renewals.

its as good as the paper its written on, if u get my meaning, no money out of the right hand till a signed receipt and rental agreement is in the left hand..he is trying to screw u

It has no standing in court cause it verbal always have a written contract other wise your screwed

A verbal contract is not worth the paper it's printed on.

so he can change the rent and screw you over? i wouldn't do that. good luck proving anything if something goes wrong. always get stuff in writing and if these people were good business people or legitimate they would give you stuff in writing.
