The laws pertaining to B&B'S is not much different than for other facilities with some exceptions.New construction must meet ADA standards,B&B'S with less than 5 units in one building don't have to comply but are encouraged to eliminate obstructions that do not interfere with the historical significance of the building.Not all units have to meet the ADA criteria in it's entirety if the effort is deemed to have been addressed as well as possible under existing circumstances.I.E. there may be no additional parking areas available to accomodate those vehicles with handicapped parking spaces.Local laws can be more restrictive.However I find that all the B&B'S in which my wife and I stay,will go out of their way to accomodate people with disabilities and dietary considerations and do every thing in their power to ensure the stay is an experience to remember.There are other considerations and regulations on the web.
