I give the knod to Keller Williams, simply because every Keller Williams Agent I've dealt with here in Florida has been a real Class Act. I don't have a really high opinion of Century 21, simply because the Century 21 near me deals in some unethical business practices in my opinion. This does not mean ALL Century 21 offices are like this, just my opinion of one in particular.
My advice though, NEGOTIATE for the highest commission between the three and ask if they have a NON/NO COMPETE CLAUSE in their Independant Contractors agreement. If they have a NON COMPETE CLAUSE, do NOT sign up, or make them remove it. If they refuse to remove the NON COMPETE then go with one of the other 3 options. This is VERY important if you decide to try and switch companies or go out on your own at a later date. A NON COMPETE makes it almost impossible to do this without having to move out of the area completely.
But see who will sweeten the pot to obtain your services.

I work for Keller Williams and I researched other companies before making the decision to go with KW. The training they provide is outstanding and their technology is great too (KW intranet, which provides a lot of great resources). They give you a free agent website (not a web page) and a free email address. KW is the only company who offers profit sharing. There is a 70/30 commission split for new agents and once you reach your cap, you keep 100% of your commissions. You also have low monthly agent fees there (commision caps & monthly fees vary because each office is independently owned and operated). The principle broker in the office is non-competing and everyone there will help you when you need help and always answer any questions you have. Everyone at KW took me in as if I were family and have treated me with so much love and respect. I definately would recommend KW for any new agent. I wouldn't work for any other company. I love how supportive everyone is and the fact that everyone works as a team because it's beneficial for everyone at KW for everyone at KW to succeed. all three franchises are reputable. The issues you should consider are these:
1. What is the market share of each firm in your community? The larger the market share, the more business and prospect calls are coming into that office. That meansmore potential business for you.
2. How many agents do they have? The more agents, the less referrals from the manager you will get. However, an office with 20 agents doing 3x the business of an office with 10 agents, is still a better bet.
3. How do you rank the 3 managers? That is who you will be working with, and who will be doling out referrals.
4. Ask other agents in the area what they like or dislike about there office.

I agree with acermill, each franchise office is independantly owned and operated, so each office will run differently.
First, find out how the office operates, some are very competitive, some are more relaxed, so you need to find an office that is suited to your personality. If it is a suit and tie office and your idea of getting dressed for work is a polo and jeans, that suit and tie office isn't going to work for you.
Next, find out about the money. Commission split, desk fees, franchise fees, who pays for: training, advertising, postage, letterhead, E&O insurance, etc..
It doesn't matter whose name is on the door, if the office is bleeding you dry or is a place you hate to be, you will be miserable.
