I want to serve my month-to-month tenant with a 30 day notice of rental termination. Is there a procedure that must be followed? I can't find any info online without having to pay for it!

NY law is quite strict and confers significant rights to tenants. Among other things it may be nearly impossible to take possession of a property unless the landlord intends to occupy the premises himself or place an immediate family member in the unit as long as the tenant has continued to pay the rent and takes proper care of the property. You can however increase the rent at will with proper notice but even then the tenant does have rights that they don't have in most states.

your lease is up, they do not want you there any longer...they do not want to convert to a month to month...so they give you a 30 day notice....you move within that window.

clean the apt well and take pics of the apt so you won't be sued for dirty and damages.....and so you can get your deposit back....
if you donot receive your deposit withing 14 bausiness days, you go to small claims court and file an action against the owner.
